Selling a Donnybrook property with a granny flat: 2026 guide

A granny flat can widen a property's appeal, but buyers need more than a second kitchen and bedroom. Donnybrook sellers should organise planning, building, wastewater, access and occupancy records before promising how the space can be used.

An ancillary dwelling may be attached to a house, detached in the garden or located on a rural or rural-residential lot. Owners may call it a granny flat, studio, cottage, guest house or second dwelling, but those labels are not interchangeable for planning, building or marketing purposes.

Before launch, identify what was approved, which plans match the building, whether a completion notice exists and what services support it. The licensed agent can then describe the accommodation accurately and direct buyers to the relevant records.

Use the approved description, not the everyday nickname

Start with the development approval, building permit and approved plans. Check whether the structure is described as an ancillary dwelling, caretaker's dwelling, habitable addition, outbuilding, studio or something else. Marketing should follow the approved use instead of upgrading a shed or sleep-out through copywriting.

Measure rooms and features against the approved plan only for internal preparation. If the current layout differs, ask the Shire and building professional what investigation is required. Do not advertise an extra bedroom, separate residence or rental unit until the agent has reviewed the evidence.

A fitted room is not automatically an approved dwelling.

A bathroom, kitchenette or bed can show how a space is occupied; it does not establish its planning classification, building approval or lawful future use.

Check the zoning and current planning framework

The State's current guidance says ancillary dwellings can be proposed on residential-zoned land, including grouped and multiple dwelling sites and strata lots, but local government applies the R-Codes and must answer property-specific questions.

For land with another zoning, the State guidance tells owners to contact the relevant local government. That is especially important around Donnybrook, where town, rural-residential, rural smallholding and agricultural settings can operate under different local provisions.

Record the property's current zone, R-Code if one applies, relevant special-control area and the date checked. Do not promise that a buyer can enlarge, relocate, rent or add another dwelling based only on what appears possible on the land.

The Shire's Local Planning Policy 9.20 addresses ancillary and caretaker dwellings in agricultural, rural smallholdings and rural-residential zones. It sets local development standards and identifies circumstances that require development approval, including specified special-control areas, variations and some higher bushfire attack levels.

Obtain the approval and conditions that apply to the individual property. A policy explains the assessment framework; it does not prove that a particular building was approved or that every condition has been met.

Separate development approval from the building permit

The Shire explains that development approval grants permission for a development or land use, while a building permit relates to structural integrity and construction. Where development approval is required, it occurs before the building-permit application.

For the sale file, gather both sets of records: approvals and conditions, stamped plans, building permit, Certificate of Design Compliance where relevant, builder details, inspection records and the Notice of Completion. If one part is missing, do not assume another document replaces it.

Request a building-plan search early

The Shire says building-permit information is retained on record and can be provided to the owner, or with the owner's written consent, through its plan-search process. Its current document centre includes a Building Information Request Form and updated application checklists.

Start the search before photography if the owner's file is incomplete. Compare the returned plans with the visible building and list discrepancies for professional review. Keep the search receipt and response date so buyers know the source is current.

Confirm bushfire, wastewater and service information

A detached dwelling on a larger lot may raise bushfire, access, water, wastewater and power questions. Gather the bushfire assessment or BAL record, onsite-wastewater approval, servicing documents, water-source information and electrical or plumbing certificates held by the owner.

Do not imply that the ancillary dwelling can be occupied independently if services, access or approval conditions say otherwise. If the wastewater system was designed before the second accommodation was added, ask Environmental Health whether the current approval covers the installed fixtures and use.

Clarify access, parking and privacy

Map how occupants and vehicles reach each dwelling. Note shared driveways, gates, parking areas, lighting and pathways. If access crosses another lot or an easement, obtain the title instrument rather than relying on long-standing use.

Check outdoor areas, windows and entrances for practical privacy between the buildings. Presentation should show the relationship honestly. Avoid photographs that make a small separation look like two independent properties or imply a subdivided lot.

Be precise about rental and short-stay claims

An ancillary dwelling's approval does not by itself establish rental income, tenancy compliance, insurance cover or short-stay permission. If the space is tenanted, provide the current tenancy documents to the licensed agent and settlement professional. Remove tenant details from public material.

WA planning guidance notes that hosted short-term rental accommodation may include an ancillary dwelling when the host lives on the property, and current registration requirements still apply. Photograph the two-building relationship clearly

If the building is awaiting an approval search or professional advice, tell the marketing team before the shoot. Images can be captured, but publishing and captions should wait for the evidence.

Create a buyer-ready ancillary-dwelling file

Give the full file to the licensed agent and settlement professional. They can decide which documents are public, which are provided to serious buyers and which need specialist interpretation. Remove personal and sensitive information from buyer-facing copies.

Use Donnybrook's latest market figures as context

REIWA's Donnybrook profile, updated 24 September 2026 for settled sales in the 12 months ending August 2026, reported a $730,000 median house sale price, 14.1 per cent annual growth and a 40-day median time on market. The lower and upper quartiles were $640,000 and $850,000.

Those figures describe suburb house sales. They do not value an ancillary dwelling, rental income, rural enterprise or a specific approval. A licensed appraisal should choose genuinely comparable properties and consider the quality, services, approval status and relationship between the buildings.

Approve every accommodation claim before launch

Check words such as “granny flat”, “second dwelling”, “self-contained”, “dual living”, “rental”, “guest house”, “approved” and “subdivision potential” against current evidence. Where a future use needs approval or professional advice, say that clearly.
