Donnybrook's property market includes established town homes, newer houses, vacant land, lifestyle acreage and productive rural holdings. A single suburb median cannot describe all of them. It can, however, provide a useful starting point when it is dated, read alongside the quartiles and combined with genuinely comparable settled sales.
This September 2026 update explains the latest published house figures and how sellers can turn them into a campaign plan. It is general information, not a valuation, forecast or promise about an individual sale. A licensed real estate professional should inspect the property and explain the most relevant evidence.
The latest Donnybrook figures
REIWA's Donnybrook suburb profile was updated on 11 September 2026 with settled transactions for the 12 months ending August 2026. It reported a median house sale price of $730,000, annual median growth of 14.1% and a median selling time of 46 days.
The lower quartile was $640,000 and the upper quartile was $850,000. Bedroom medians were $620,000 for two-bedroom houses, $677,000 for three-bedroom houses and $838,000 for four-bedroom houses. REIWA also reported a median house rent of $550 per week, but a rental median is not a direct measure of the sale value or investment return of a particular property.

What a 46-day median does—and does not—mean
A median is the middle observation in the reported group. It does not mean every Donnybrook house sells in 46 days, and it is not a deadline for reducing a price. Some homes will move faster because their presentation, price, location and buyer fit align. Others may take longer because they are unusual, require work, occupy a higher price band or need a specialist buyer.
The figure is most useful as a planning signal. A seller should have a campaign review process that extends beyond the first weekend. The agent needs time to compare online engagement, enquiries, inspections, repeat interest and offers. At the same time, a seller should not ignore weak evidence for six weeks simply because the median is 46 days.
Views alone do not prove demand. Track whether suitable buyers enquire, inspect, request information, return and make offers with workable conditions.
Use the quartile spread to frame the comparison
The $210,000 difference between the published lower and upper house quartiles shows why the median cannot be copied onto an appraisal. Bedroom count is only one factor. Land area, dwelling age, renovations, sheds, views, services, water, access, zoning and the relationship between town and acreage can create substantial differences.
Ask the licensed agent to show recent settled sales that match the subject property as closely as possible. For each comparable, discuss the contract date, settlement date, land, dwelling, condition, location and any material improvements. A property advertised at one price and later sold at another should be considered using reliable settled evidence rather than a remembered asking price.
Landgate explains that registered sales are transactions that have settled and been registered to effect the ownership change. Pending sales are only indications of possible activity and can change or fail to settle. That distinction helps explain why official market reporting can lag current buyer conversations.

Plan a six-week campaign with review points
Before day one: finish essential repairs, organise property records, approve the photography and copy, and agree on the price strategy. Decide how enquiries will be answered and how quickly the agent can supply information.
Days 1–7: review listing visibility, enquiry relevance and inspection attendance. Correct broken links, missing information or confusing photographs immediately. Do not change strategy because of one casual comment, but do not dismiss a repeated concern.
Days 8–21: separate exposure from buyer acceptance. If people see the listing but do not enquire, examine the first image, headline, price position and property type. If they enquire but do not inspect, review the information and inspection options. If they inspect but do not progress, identify the common objection and compare it with competing properties.
Days 22–42: evaluate accumulated evidence with the agent. Consider whether the campaign is reaching the intended buyer, whether new comparable evidence has emerged and whether presentation, access, information or price needs attention. Any material change should have a clear reason and a way to measure its effect.
After six weeks: the median provides context, not an instruction. Review the complete campaign and the seller's circumstances. A specialist acreage or orchard may reasonably need a different approach from a typical town house.
Make town homes easy to understand online
For a Donnybrook town home, buyers often want to understand condition, room proportions, outdoor use, parking, sheds and access to everyday services. Complete safety and maintenance work before photography. Clean windows, simplify rooms, remove bins and vehicles from key views and make the entry obvious.
Professional photography should show the strongest real feature first, then move through the home in a logical order. Video can help an out-of-area buyer understand flow and orientation. Southside Media can plan the visual sequence with the agent, but the images should remain accurate and should not hide permanent infrastructure or condition issues.
Give acreage and orchard buyers a deeper file
Rural buyers may need information about zoning, approved uses, water, wastewater, irrigation, dams, bores, access, sheds, equipment and inclusions. Organise those records before the campaign begins. Clear information helps the agent qualify enquiries and reduces the risk of presenting a physical feature as a legal right or guaranteed productive capacity.
Use aerial imagery to explain relationships between the dwelling, improvements and land where it is lawful and useful. Treat any boundary overlay as indicative unless prepared from suitable survey information. Seasonal orchard images should be dated so buyers understand when they were taken.
Our Donnybrook zoning and land-use guide explains the planning file, while the water licence, dam and bore guide covers rural water information.
Prepare for offer and settlement questions
Price is only one part of an offer. Finance, settlement date, inspections, inclusions, the sale of another property and other special conditions can affect certainty and timing. Ask the licensed agent and settlement professional to explain the practical effect of each term before accepting it.
Landgate says buyers and sellers can use a settlement agent or solicitor to conduct the transfer process, and strongly recommends professional assistance even though self-representation is possible. It also explains that verification of identity and title-transfer requirements form part of the process.

Questions to take to the appraisal meeting
- Which settled sales are genuinely comparable, and which differences matter most?
- Where does the property sit relative to the current lower and upper quartiles?
- Who is the most likely buyer: local, relocating, lifestyle, investor or agricultural?
- Which records should be ready before the listing appears?
- What will the photography, video and copy explain that competing listings do not?
- Which campaign measures will be reviewed after one, three and six weeks?
- How will offers with different conditions be compared?
A useful appraisal combines market evidence with the physical property and a clear campaign process. The current $730,000 median and 46-day selling time are context. The result depends on how the individual property is priced, explained, presented and received.
