Selling a Donnybrook property with sheds or outbuildings

A shed may be a workshop, machinery store, garage or simple garden structure—but its approved class and use matter. Sellers can help buyers by checking zoning, permits, plans, services and the way each outbuilding is described.

Sheds and outbuildings can be important features on Donnybrook residential, rural-residential and agricultural properties. They might provide secure storage, a practical workshop, room for farm equipment or covered parking. Yet the value buyers see depends on more than size: they also want to understand approval, construction, services, access and permitted use.

The safest starting point is to identify each structure and assemble the official records before the listing is written. A seller should not describe a shed as a studio, bedroom, granny flat or commercial premises unless that use is verified. A non-habitable structure does not become approved accommodation because it contains furniture or plumbing.

Identify the zone and every structure

List the garage, carport, garden shed, workshop, machinery shed, packing shed, stable and any other detached structure. Record approximate floor area, wall and roof height, setbacks, construction type, services and current use. Note whether structures are connected or grouped, because total outbuilding area can matter.

Then confirm the property's current zoning through the Shire's planning information. The Shire's outbuilding guidance sets different general controls for Residential, Rural Residential, Rural Small Holdings, General Agriculture, Priority Agriculture and other zones. Do not apply a neighbour's dimensions to your property.

Keep the lot size and zone evidence with the building file. If a zoning change, subdivision or earlier scheme may affect the records, ask the Shire how the current and historical position should be read.

Understand the Shire's published outbuilding guidance

The Shire's planning information sheet says Residential-zone outbuildings generally have a 3.5-metre wall height and 4.2-metre roof height. It lists total floor-area limits of 70 square metres for lots below 1,200 square metres, 90 square metres for lots between 1,200 and 2,000 square metres, and 108 square metres for lots above 2,000 square metres.

For Rural Residential and Rural Small Holdings zones, the published general size is a 3.5-metre wall height and 180-square-metre floor area. The sheet says a variation may be considered in particular circumstances, generally to a maximum 4-metre wall height and 220 square metres, through a development-approval application.

For General Agriculture and Priority Agriculture zones, the sheet does not state a size restriction but lists 30-metre street and 20-metre other-boundary setbacks. Outbuildings in other zones receive site-specific assessment and require development approval. These figures are a general guide, not a conclusion for an existing building or a new proposal.

Check both planning and building records

The Shire's information sheet says an outbuilding that does not meet the relevant planning rules requires development approval. It also states that, except for a small garden shed, an outbuilding will require a building permit, and any necessary development approval must come first.

That means a building permit should not be treated as proof of every planning issue, and a planning approval is not a substitute for the building record. File the development approval, approved site plan, building permit, construction plans and any later certificate or inspection evidence separately.

If records are missing, the Shire's building FAQs say a property owner—or someone with the owner's written consent—can request a building-plan search. Match approved use to actual use

The Shire describes an outbuilding as a non-habitable class 10a structure and says it cannot be lived in. A workshop with a couch, a shed with a bathroom or a lined room is not automatically approved accommodation. Avoid “teen retreat”, “guest room” or “studio” language unless the approvals establish that use.

List any plumbing, cooking facilities, air conditioning, fixed machinery, three-phase power or business activity. Ask the Shire and suitable professionals whether the installations and use have the required approvals. If a building has been converted, obtain advice before styling or photographing it as habitable space.

“Powered shed” describes a feature, not an approval status.

Keep electrical installation records and building or planning approvals separate. Use a licensed contractor for condition or compliance questions and advertise only what can be verified.

Inspect condition and practical access

Arrange appropriate assessment of the structure, roof, drainage, slab, doors, electrical system and any plumbing. Note leaks, corrosion, movement, termite damage, damaged cladding, unsafe wiring or doors that do not operate properly. Do not conceal a fault behind stored equipment or temporary wall lining.

Check how vehicles and machinery reach the building. A wide door has limited value if the access route crosses a septic disposal area, neighbour's land or an unverified track. For rural buildings, record turning space, hardstand, clearance and seasonal access factually without promising a use the site has not been designed for.

Prepare accurate photographs and listing copy

Clear enough stored items to show the floor, walls, doors and usable volume, while keeping permanent plant and included fixtures visible. Clean windows, gutters and safe access points. Professional photographs should explain the building's relationship to the house, driveway and land, not exaggerate its dimensions with extreme lenses.

Confirm inclusions before marketing. Shelving, benches, hoists, tanks, solar equipment, compressors and movable containers may not all stay with the property. The agent should record what is included and what will be removed so buyers do not make assumptions from the photographs.

Use evidence-led wording such as “approximately 90-square-metre workshop; building records available” only when the measurement and records support it. Do not claim commercial approval, habitable status, engineering capacity or future subdivision potential without property-specific evidence.
